Attorney Courchesne brings thirty years of real estate conveyancing experience and has assisted thousands of clients with residential and commercial property transactions, including bank-owned sales, foreclosures, and short sales. He holds a J.D. from Case Western Reserve University School of Law (1995) and a B.S. in Communication from Boston University (1992), and is licensed to practice in Massachusetts (1995) and Connecticut (2010). He has taught real estate and short-sale seminars to realtors and brokers throughout Western Massachusetts.

There is nothing more important than getting the deed to your home drafted correctly and with your long-term estate planning in mind. We offer a free deed check for Massachusetts and Connecticut residents so you can confirm exactly how your title is held — a mistake in how a property is titled can cost thousands of dollars to fix later.

Common questions we help with include how to add a spouse to a deed to help a family avoid probate, and how a life estate can work as part of a broader estate plan. Careful deed drafting can be an excellent part of an estate plan, but it works best alongside other estate planning documents.

Selling property that belonged to someone who has passed away raises questions real estate agents and families ask us every week. Start by pulling the current deed and checking assessor and registry of deeds records to see whether an estate needs to be filed before the property can be sold.

If there's a will, has it been probated? Only a Personal Representative appointed by the court can sign contracts on behalf of an estate — and in Massachusetts, most wills grant that authority automatically, so check the will for the words "power of sale." We work with sellers and their agents through every step of this process.

The Massachusetts Offer to Purchase is a legally binding document, and buyers are often asked to sign it quickly — sometimes before there's time for an attorney to review it. We walk clients through what each part of the offer means, including the property description and purchase price, broker compensation, how long the offer stays open, the move to a formal Purchase and Sale Agreement, closing procedures, escrow, contingencies, and what happens if a buyer defaults.
